As a landlord with several dozen properties, does anyone utilize publicly traded SFR property rental businesses such as American Homes 4 Rent, Starwood Waywood Residential Trust, Blackstone's Invitation Homes, etc to help gauge comparisons between what us small fish do versus these large landlords?

In a lower priced rental, are there generally less needs for fixing simple things by the landlord if there is a family with a male adult living in the home versus a single mother.

They will usually have connections to off market data and get an more accurate report versus a national company who dabbles in that market from time to time with appraising.
