Worst case scenario, you have some extra equity in the property with a fixed rate loan and don't have to worry about the rate going up later on...and if that's the worst case then you'll be in really good shape!

One bed, one bath, 550 sf costs about $250 for a move out cleaning including washing walls, baseboards, windows, heavy stove/fridge cleaning, bathroom and kitchen in normal albeit dirty shape.
