Michael, The horrible situation described in the think progress article should be covered under the legal concept of 'lack of foreseesbilty'.I believe the surviving party who's name is on the lease inform the landlord he cannot be held legally responsible for a random act an committed by a government agency who actions resulted in the death of a friend who's presence at the residence at the time could not have been reasonably predicted to have produced an outcome that would have normally resulted in damage to the property owners property.

Some of us feel very strongly about specific items and would be happy to travel to the meeting, but if we request an agenda the "right" way - via the certified letter, the moment is arrives, it's useless, the meeting would be already over, given that the requirement to post an agenda is 48 hours in advance.

Filing is easy and cheap in CT (around 120$ in CT and all form available on line), but you still need to go through all those steps and draft an organization agreement.My accountant is the one strongly suggest to form a LLC for each property.

And even if reserves look strong, be aware that you have almost no control over what the board does unless you are on it, and with the one condo we do own, I'm shocked at what they are willing to spend on, and they have no problem raising our condo fees each year.
