I dont mind spending the money to do good due diligence but i have had bad experiences with home inspectors in the past missing things so I was thinking of using this money to get in specialists for the items that I am worried about (electrical, HVAC, Plumbing, and Foundation) The roof is brand new on the home so I am not worried about that and I can judge the useful life left on the water heaters myself and the Plumber can give me details on that when he is doing his walk through.

So far it's been good, auction.com has been quick, contract was signed by both parties within 5 days of winning the auction and they set our closing date for the 31st, we we're assigned a closing specialist and other then providing our lawyers info for closing 3 days ago I haven't heard anything new.

I agree with @KJ L. that you need to identify what type of investing you'd like to do in either or both of those cities.I have been to both of these cities and found approximately 15 properties that have been contacted that I would like to get under contract, to wholesale.My objective is to wholesale first and build up some capital reserves, then eventually to buy a SFR to fix and flip.
