I just started listening to the BiggerPockets podcast a few weeks ago and it was life-changing.

After many podcasts and books (Rich Dad Poor Dad, Richest Man in Babylon, Set For Life, Book on Managing Rental Properties, Millionaire Real Estate Investor, 4 Hour Work Week and a few more) I went ahead with the heloc and started looking for my first true investment property. 

I have been doing multiple 4-Square Analysis every week and the returns just don't seem to be worth the investment.

Yes I did go to the auction and was able to pickup 2 properties, the deeds will be mailed in couple of weeks.It was a great opportunity - more than 400 properties and less crowd/competitors (July 4th week, ppl took days off)

If we're a week or so out, and they do want it, I will take a NON REFUNDABLE hold deposit equal to the deposit. 

We text her the dates of the reservations for the next couple of weeks and have a digital lock with her own code so we know when she comes and goes.
