For vacancies you could offer a discount on the 2015 rents in exchange for an bump in 2016 rents - you don't want a dramatic shock - but $300 less in 2015 for $600 more in 2016 might be appealing.    

I'm shocked, I say SHOCKED! 

I rarely get reference check calls, like shockingly rare. 

As I understand it, it can be a shocking wake up to learn how much less equity is cash in hand from a distressed property sale during hard times.

In 2015 we bought 2 duplexes in Washington State and were shocked the tenants were on MTM.

They will be shocked if you don't do it. 

They usually look kind of shell-shocked and just nod.
