I think i could really start a lucrative business doing seminars and teaching.

I went to a seminar that eventually asked me for money at the end for something I am sure people can learn on there own.So I do have questions.

Also is a decent looking design feature if done right.

Would they like "fancier" stuff i.e. upsell on features?

They all offer generally the same features of rent collection for bank-to-bank, credit/debit card payments and quick payouts. 

The value of real estate investing is that it allows you to upgrade your problems to more exciting, more high-profile challenges; and with bigger problems come an enhanced ability to solve them based on the knowledge and experience you've already gained.Anybody who believes that creative financing is for investors who took a weekend seminar and doesn't have two nickels to rub together probably never read a financial paper or built a high-rise.

Unless you are trying to make a modern pad which would then be a distracting feature.  

I have spent a LOT of money on  courses, seminars, boot camps etc. 

The ceilings are higher, there are stairways and many architectural features to deal with.
