Well It is Semptember and as I mentioned before I am a UPS driver when halloween rolls around I am not looking forward to that general meeting when management tell us to "kiss your families good bye you will see them after the holidays"I need (we need) to know there is a light at the end of the tunnel and someday I will be home.

Seems you are not including expenses for repairs/maintenance.If it has appreciated maybe look at a 1031 and roll your gain into the house as you suggested or if you can find a 3-4 unit that might be higher debt, but could be worth it.

The appraised value of the property according to the most recent appraisal roll approved by the appraisal review board is presumed to be its market value on the date of trial, and the person being sued has the burden of establishing that the market value of the property differs from that appraised value.
