If you need the cash flow for your monthly living expenses then yes, of course, but if you're buying the property for your retirement 20-30+ years from now you get so many other long term benefits not achievable by other investments.Your insurance rates may have been factored for homeowners insurance vs a landlord policy (property & liability).

We are in the process of buying a brand new townhome that we will live in for 2-3 years until he retires from the military.

Excluding retirement funds I have set aside $300K of investment capital to start.

I am 25 years old, I work a full time career with a great company I plan on retiring with. 

I am down to 4 of them now as I am retiring from the landlord game.. but I had them 10 years. and of course I made my money on them on the Go Zone play they never cash flowed but the eyar I  bought them they put 25 to 40k each into my jeans LOL.

Some of it is re-investment of retirement dollars.
