You only divest yourself of loan ownership (AKA Liability/Responsibility) by payoff (Outside of stuff like lien stripping in BK and other less common tactics).

Another strategy a lot of people use is fix them up and seller finance them to the tenant so they're responsible for repairs and eventually own them.

@Taylor Larkin I agree with the other responses, try to work with her since she was up front with you, but make sure you are not putting yourself out either because you could take recourse according to the lease.I would try to work with her and definitely get any agreement in writing.
