When pulling my absentee lists I notice that there are alot of 100% equity results, Im wondering if the mortgage information just isn't available on most of these properties and therefore this value is a sort of default in that event.

IF someone handed me $100k I would......put a 25% downpayment on a rental property and rent it out for 3 to 5 years and refinance and pull out my equity out, and put it into a larger rental property as a down payment...

That's 6 months close-to-close so you can start underwriting a bit early and overlap. you can also use delayed financing to pull 100% of funds out, but no more and it removes the seasoning requirement.

While getting samples being collected from asbestos testing, noticed more vinyl baseboards and flooring being pulled up by tenant therefore advised by our lawyer to hire a industrial hygienist to do more thorough testing that will hold better in case of lawsuit that tenants have threatened.
