@Ryan B.There are 3 main types of players in the self-directed IRA industry:1 - Custodians are regulated financial trust institutions. 

After several years of being in real estate, I have came across all players in the industry.

LOL I know I have owned three brokerages I know how agents work.. why would they do that when they can sell to the local big players..

Either way, would suggest pre-qualifying yourself to know what your buy in capability is for Northern  Liberties or any other neighborhood.

We are investing because we know you are credible and capable.

As a result I would like to find a Broker or Lender that is used to working with troubled credit so that I have a higher opportunity of getting my tenants qualified and capable of exercising the options.

My advice would be to start getting online to see what is out there and fits "YOUR" criteria, which should be predicated on it's income producing capabilities and then looking 5, 10, 20 or 30 year at the exit asking yourself will this still be a good investment then.

Drilling was my original plan, but as capable as I am, it'll be a first for me.  

We are also subject to annual audits from a host of institutional players from insurance companies to state and federal agencies.

I know one of the big players last year here in Phoenix has moved on to San Antonio now.
