My dilemma is this:Stuck between using normal VA, $280k pp @ 5.35% and using $15k of personal investments (which I am really tied to because it wasn't easy accumulating) to fund cosmetic upgrades (upgrading floor to LVP throughout, resurfacing + painting cabinets, replacing counter tops with quartz, exterior/interior paint, appliances, and a new front door).

Living in it makes sense as opposed to living in a 450k house and paying 3200/m+It's not pretty but I see this being a very valuable asset in the future

I should specifically No Caller ID as opposed to unknown callers. 

I want to employ the BRRRR strategy on Duplexes, Triplexes or Quads to start as opposed to SFRs (but I may start with SFRs) and want to initially limit the use of my own cash to about $50K/deal.  

Also if you end up with a complaint before a real estate commission, fair housing commission, anything of that sort...you are by and large guilty until proven innocent, as opposed to the opposite you would enjoy a member of the public in a court room.Fines for innocent mistakes can be drastic. 

If you focus and specialize on one part of the process you can master that as opposed to being a jack of all trades. 

I spent almost all of today researching on this and finally found two articles with opposing opinions on BP (as is the case for the comments on this thread)  that have precipitated a direction for me.

Thus the reason why we charge per door, as opposed to per household.

Your real estate investments might generate passive income as opposed to earned self-employment income.

(However, not opposed to trips over the mountain when Vail pass isn't blizzard conditions.)
