I was interested getting information on the cost of building a new house in Riverside county or San Bernardino County.

Did you use creative  financing on the acquisition and the dispo? 

If you did not and it’s unsecured debt you could be out of luck on some or all of the money as depending on his situation unsecured creditors in a bk may receive pennies on the dollar depending on what he can afford and if converted to a ch 7 you would get wiped out.Even in 2nd position he could argue the property is underwater and wipe out your lien.

I managed one in Saint Petersburg FL (in city limits) that has had a 30 day minimum rental on the books for decades. 

Trying to do my due diligence and research reviews on them before making this expense.

@Thomas F Blaskey If your gain after expenses is minimal (~$15K), selling outright is straightforward, with modest taxes on the gain (15%) and depreciation recapture (25%).

Year over year rent increases, icing on the cake.

Does anyone here invest on SFH, townhouses, or condos in Tri-state or the North-East in general?
