We asked the closing company to provide us a copy of all closing documents in advance so that we could read through them before the closing date to make sure there were no errors-ie made sure all info on the closing disclosure was correct , promissory note, deed of trust, initial escrow disclosure, right of recession, amount of funds needed for closing were correct also.

It's a liability issue, only a broker and brokerage can cover you for errors and omissions.If you got your broker's license in a state (or some a manager's license) then you could open your own brokerage and be independent, but the fees would be 10x.
