@David Swedberg I have said this numerous times, but a series LLC is great if the ownership of the underlying series is the same as the ownership of the parents.

Numerically the $X/mo might be the same as their 20% cut of net profit, but an important difference here is that now it's 100% your property, you don't have someone looking over your shoulder every time you sign a new tenant, etc. - The 20% owner wants a one time payout.

@James PowellHi James there are numerous threads on topics like this, both on the gas and water side of things. 

If I couldn't check out a property between tenants, I would have an extermination done just as a precaution especially given that the house was exposed to elements and open to critters. 

But if your strategy depends on short term rental income, just beware that it's a dynamic situation, and adds an element of risk (and possibly expense).
