Con - I would never need this as an investor since I do deals based on financial performance and / or comparable sales, then work my way backwards to an offer price.Pro - a (used) mobile home dealer can use NADA as a benchmark for credibility establishing home prices.I guess the pros and cons will depend on what you plan to do with it.

Hi Manolo,The project is 3 for-sale townhomes in Culver City, about 2k sf each, modern design.  

Our main one is USAA (I think they insure up to 10 properties now), but we also use Foremost and American Modern as they provide more specialized coverage, like vacancies over standard policy timelines.  

The agents point out my house is small and it would work better to have smaller more modern furniture that makes the house feel bigger, improves the flow, and appeals to younger buyers.
