Some times if you a good down payment the owner may be willing to finance the balance to spread out possible capital gains on the property.Depending on what your doing with the building you may be able to get assistance if you are going to open a business and generate some jobs check with the economic development agency in the area.

I know you were using hypotheticals, but I want to emphasize how much spread you really need.selling costs alone are going to be massive, like 7-8% I would expect. so for a 200k home its going to cost you ~15k just to sell it.Make sure to account for holding costs, if you finance this deal you're going to be paying insurance, interest, mortgage, taxes, etc.

But the reality is, only about 10% of all those who call themselves investors are actually doing advertising to find deals, and in this market, if you aren't using paid media, you are not in the main flow of the deals.
