If you are able to get the qualified real estate professional status then your plan would work.

Plan is to rent the house for few years and then later on either add more homes to the property or split the land up into smaller lots.

If you plan on holding this property for less than 5 years, be aware of the Pre-payment penalties.

@Jake Posner- thanks for the post ...if you plan on needing financing for the rental proeprty - make sure to get  fully pre approved  for the hypotehtical  scenario you are planning ...use a loan officer or lender that is licensed is all the states  you are looking at . thanks 

If you start your own firm, I would plan on 60-70 hour weeks for the first 5 years or so. 

It is actually currently a rental property (purchased in 2017), I am planning to move into it for 2 years as our primary residence, make some improvements and then convert it into a short term rental.
