For now, I am getting my property management company come over to clean up the unit again. 

I manage around 400 rentals with 14 years of experience and have never been sued once.

But to each their own. when I had rental properties I paid a property manager.

I Know I can get an LLC online, but do I need a business license or should I get one if I'll be managing the rental units?

Like do some cleaning job, contacting maintenance people, knowing how to pay water bills etc. these are all the basic work when you become a landlord and you need to know how to manage your property first.

Hi All Im an experienced agent that has now decided to to open up my own development and inspection business to supplement my sales business. 

Do you plan on project managing/picking up materials/etc or hiring a GC/PM to do it all?

Fortunately, the tenants that were occupying the unit I am moving into decided to move out before July 1.
