Our agent had been unsuccessful in getting the seller to cooperate so I contacted the agency directly and they have been extremely rude and are questioning why I should get the deposit back.

@Bryant Cheely  we are lucky here in that the deposit is pretty standard in the area. there are agencies with a lot of houses but no big complexes.

Anyways, there is very little shopping around, as most agencies just come back from the same carrier CITIZENS, since many private insurance companies stopped issuing new policies in South Florida.

That contract would also have set for the commission he would get if he did the things he was supposed to do, which is bring you a property that you buy.Keep in mind, you could have signed a non-exclusive buyer's agency agreement with him, which would have compensated him for any deal he brought you that you ended up buying, but would not have compensated him for any deal that you pursued on your own and bought without him.Right now, he hasn't done much at all.

I think this would be up to interpretation and most agencies don't allow this due to favoritism.There are other factors such as annual inspections that Section 8 does on an annual basis that you the landlord need to abide by and to provide safe housing.

Do not worry this has happened before with other posters on here.With NNN we are NOT talking about BBB ( better business bureau).BBB- or better refers to Standard & Poor's credit agency rating for a company.
