My original long term goal was essentially to retire from my 9-5 job in 15 years time making enough to have a comfortable lifestyle on income from mutual funds and stocks (I'm slightly ahead of target on this front) but believe I can shorten this to (at most) 9 years if I add real estate into the mix.

Basically that means if you are not thinking like a multimillionaire real estate investor then that type of lifestyle or "energy" will not be attracted to you.

My initial reason for contacting the AM was to try and buy that lesser asset for the same 72k i purchased the one next door but they wouldn't let that happen so I tossed on my agent's hat and took a lesser lead from our trustee listing and made someone happy.After trying maybe a dozen times and having very limited success I abandoned the practice of dealing with AM's directly unless I was just trying to get a listing.

I could say it is true - mortgage and refinancing at 2% - but that will not make it so.What I would ask you to do is look into it a bit further for yourselves and don't just base your opinion on the limited information I can make available here.

If not just compose one based on your observations and hope that the former tenant accedes to it, some will, some won't.I used to have a room-by-room checklist which noted some of the following:Condition of walls and paintCondition of carpetCondition of doors and doorknobsCondition of ceilingCondition of light fixture and the bulb worksCondition of toilet, sink and tub in bathsCondition of stove, oven sink, garbage disposal and dishwasher in kitchenCondition of grass and shrubs.On the move out version I had a list of amounts that I was deducting, including but not limited to:Missing door stop (the move in one showed that there was one for EVERY door) $5.00Hole in wall from doorknob going through it (somehow in my 60 years on earth I've never destroyed a door stop or knocked a doorknob through a wall, but it's not hard to tenants) $75.Pooper scooping the yard $5.00 per pile.
