The lender will ask about the purpose of the new property and you (or wife) will sign documentation promising that your intent is true and that any fraud will be a $10,000 fine per instance.

That’s really all you need to know as a flipper. 32202, 32206, 32208, 32209 are not zips to work unless you know that areas very well or have intentions of holding lots of low end rentals.

. :)Use alone does not define the type of property or an intent to profit from it, a contractor builds a SFD, it's still a SFD, not commercial property but his intentions and use is for a commercial venture.
