You’ve taken a great first step in real estate investment.

Not saying you'll have the same outcome, but think a step ahead just in case.

These goals should be very simple:1 - You need to pay off all your personal debt2 - You want to have enough passive income to cover all you monthly bills3 - You want to accomplish this by a specific date.4 - You want to have fun doing this.Once you set these numbers, you "reverse engineer" from there, establishing as series of groups (elements of the steps above) called "measurable milestones".  

With volunteers help we were able to complete the initial clean and gutting effort but still lot of work needs to be done.

I have two step-sons about your age (I think) and they're very confident with some things- but not paperwork!  

@Marcus Auerbach - I didn't mention in my initial post that the other tenant in this duplex, whom shares a yard, complains about the dog waste and cigarette butts on a regular basis, a few times weekly.

3) Should I skip this step, and go right to larger multi-family units, partnering with other investors?

I'm good with waiting a while to do something, but wanting to plan next steps and be strategic. 

It's horrible from an ROI perspective but *if* I need the money I don't want to have to worry about minimum balances, dropping below a balance that might initiate a monthly fee of some sort, etc.
