If that is the role you are looking to file I'd think you would be paying between 5-10% of project cost.If you are actually looking for this PM to hire subs, write contracts, schedule, order materials...essentially acting as a GC....I would expect you to be paying between 15-25% of the project costs.I can't speak specifically to your market, but those are some ball park percentages based on my experience here in Chicago.

I have had bad experiences in the past and swore I'd never get one again...but my new residence came with one (bought by the Seller's agent).

It sound good because I would be getting the experience and also 10k and he is going to use all his money to fix it up and all other cost.

How was your STR experience? 

In my experience it’s much harder to get funding for new construction compared to a renovation.

I manage on Oahu in Hawaii and I would assume based on things that I have heard from other hosts and managers in CA that the conversation around regulation would be somewhat similar given that it is a highly desirable destination for both guests and investors in the STR space.Speaking only to what I have experience with here - there seem to be three types of zones that vacation rentals fall into - on one hand you have zones where they are illegal, and while it is possible to run and gun in these areas I don't think the risk is worth the reward if you get caught.

In my experience, judges in small claims court often use their own sense of fairness instead of trying to research and follow the laws explicitly.So, if you charge your time as you would pay a laborer/handyman maybe $15/hour, I think you have a decent change of getting awarded that money.
