They certainly appreciate having a fully functioning home but they will tolerate a holiday weekend without hot water if treated with respect.

That may make for some awkward holidays, but not nearly as awkward as it would be if they owed you money they weren't paying, you were subsidizing their lifestyle, or you gave them advise that didn't end up working out.

During this time of year, everyone is caught up in the upcoming holidays, causing rental properties to stay on the market for longer than expected. 

Good tenant..... kind of an emergency rush with the holiday....

@Tony Huynh I'm not a lawyer but I did stay at a Holiday Inn Express....I would simply document your policy change and ensure every tenant from this point forward goes through the same process until you find you need to improve the process. 1.

To my amateur eyes,the property appears to be in very good shape except for some cosmetics, the electricity and water are turned on and worked.The bank is only allowing a 7 day inspection period, and as luck would have it I'm going out of town (driving trip) for the Christmas holidays.
