The only thing I can think of is receipts for expenses that you may haul around in a grocery bag to you local accountant, but you could scan them and send copies to anyone.

Do a search for "property exempt from a judgement in Texas" and you will see the list is extensive and unless they own rental property or expensive toys(difficult) you will not collect unless they decide to pay.

Whenever I think about how to invest money, I don't compare to a money market, I compare to an S&P index fund, which will average 12% return with zero time or effort on my part, and relatively little risk over the long haul.

To clear and haul debris for a site that small would be $5-6K per AC in Houston.

It will make keeping it rented easier, attract better tenants, appreciate the most and be the easiest to sell should that need arise.You must consider your exit strategy, even tho you plan to be in it for the long haul.
