Even if you didn't have anything about guests, she's not following the lease with regards to noise (and it wasn't a one time thing). 

unless you're going to spend time, money and energy building a team, going to the market in person, and being thoughtful and patient, you will likely lose money. 

sounds ridiculous but a situation ive encountered multiple times. ask yourself how much extra work you want in your life, offsite landlords get put out of business regularly, I've seen it over and over again. consider your options and learn everything but diving in.

Seller disclosed leases and may have kept half of deposit.

so I can spend more time with my wife and newborn along with travel, challenging myself, and become the largest investor in my area.

My thought is more about time in the market and getting the snowball started now vs. 10 years from now. 

Initially, I didn't have much time during the day because of my job, but here's what I did: In the evenings, I spent 2-3 hours putting together a list of cash buyers I found on Google using the (Google Ninja trick I learned from realestateskills on YouTube).

I look forward to anyone's insight on this.I am looking to take the plunge on investing and have been looking at Pueblo, CO for some time now.
