Also be aware of the tax implications (tax owed on gains if you sell, depreciation's impact sheltering your income if you hold, and the impact of interest expense deduction if you take out loans).If my sister asked me this question, I would recommend taking a mortgage on the current property now, then taking time to find an additional property to buy.

I have a question for all the BP experts.I am fully aware (and abide by) all owner occupant requirements when dealing with any type of government owned/marketed homes (HUD, Homepath, etc).However - I ran across a new listing today that is simply bank owned (national lender) in which they are forcing a 14-day owner occupant only period.

Unless your parents have already moved money from stocks to cash there current pricing of stocks will have more impact than the rest on a long term investment.You should start with talking to their broker.

@TylerHerman I don't have a specific question just trying to receive some professional feedback on my rough copy of a plan..I believe with a conventional loan you need at least 5% to put down and as far as repairs I wouldn't have enough cash to really make an impact on a fixer upper
