On older properties with multiple buildings, the a/c's, driveways and roof are the big ticket items.

When I looked at the public record she literally had a speeding ticket and a seat belt violation....

They write $750 tickets if you don't!

I was thinking about having 1 account for each property that I hold roughly $10k in to account for reserves, CapEx, vacancy ect. and then adding to the account as I get closer to big ticket items needing to be replaced.

@Runelon AlcudiaIf you are not from Jacksonville, you should take a flight down there and explore the different neighborhoods.One person might say he won't invest in an area while another person will say that is the best neighborhood to invest in.A rough generalization of Jacksonville, The North / West sides are the rougher sides.The East / South are the safer parts of town.Best of luck with your investing.

@Joe Splitrock I am an hour flight from Las Vegas and believe me, I've been trying but that laws around STR are beyond strict.

Maybe the police will find something else to do instead of traffic tickets.

This is absolutely due to Covid and the flight from the city (And high rents) while people work from home - I had to reduce rents to get someone in.

Represented myself and negotiated with the seller and agent using the inspection and identified high ticket items (mechanicals, foundation, sewer line, etc) How did you finance this deal?
