I’m relocating to the Denvet area and looking to take the relocation as an opportunity to start my real estate investing career.Looking to house hack a small multi family with a low money down payment.Are my assumptions correct on the analysis of this property? 

I have 40% down payment and amazing credit score and credit history.The issue is that I am self employed and I dont show any income on paper, so the bank won't consider loaning me money due to "low income" This is an amazing opportunity and I have it under contract but I'm about 100k short, how do I get that financing to get to the closing table?

I'd walk by Gouda cheeses in the supermarket and think about Dutch girls and suddenly I'd be in an embarrassing situation.Duplex, SFR, managing opportunity, long-term gains, all that was totally lost on me.But I did learn how to talk to and live with women, and that's made a significant difference in my life.

again, I'm just starting out and have a great opportunity, but need additional funding in order to invest.

I take this opportunity to correct a wrong assumption I had expressed in my original post: When a foreigner inherits a rental property located in the US from another foreigner, the exemption is not actually $60k.

Gave me the opportunity to see what success looked like, to learn from their successes and failures, to have in-person resources I could go to when questions or issues came up.So for me, having experience buying/owning a home combined with having local friends who can help are the two invaluable tools for what success I've experienced thus far.Hope that helps.

I've been presented with an opportunity to invest in a 7 acre parcel on a mountain in NC, and need some help evaluating it. 10% annual return on the $175k initial investment, and 50% of the net proceeds of each lot sale (12-14 lots). 

Then I got on bigger pockets and learned about BRRRR and thought this could be a great opportunity to refinance to get to the next one.What say ye, experts of biggerpockets?
