It's not foolproof but if another investor has used a company and has had good experience then that usually get's us in a good starting place.

Check with any lender that you might work with to see if they are okay with 'vacant refinances', that will usually let you know if they need a tenant in there or if they are okay with vacant properties (and usually okay with Airbnb-type investments as well).Good luck!

My vote would be to keep the home as rental but I will tag my favorite LO @Wyatt Wolff for extra insight.

Can usually allot 5-10% vacancy factor and same for maintenance.Class B usually also okay, but needs more attention from owner and/or PMC.

They usually want to match identification proof with a physical presence.  

This, usually, leads to cash flow from day 1.

Usually, it's a good indication of the market if you can spot any recent activity in this area. 

Being honest though the extra 20% back into my pocket wouldn’t even come close to breaking even though obviously.
