I expect that as we start investing more it'll be in the midwest/south for better costs which means long distance investing.

I do not expect it pays for itself any time soon. 

I am a very eager learner and can do whatever is needed such as finding deals (if pointed in the right direction) to be an asset as well (I would not expect someone to share their experience and knowledge without something for me to offer).

These days, a small amount of concession is expected.

There’s no reason you can’t handl the management - and find yourself a reasonable handyman to take care of the leaky sinks, broken doorknobs, etc.

My understanding of them was that they expected everything to be perfect...no brokerage is perfect.

What could I expect from speaking with their representative other than just a walk through of the model homes?

Expect this, and know your laws and what procedures you should follow ahead of time. 

I don't expect a boost in rent but I know for re sale it will be a plus.  

The first year of the projections needs to be broken down month-to-month, and written assumptions should accompany the projections.
