The larger commercial assets are professionally managed by large PM firms so the lender cares less about your local ties and more about your liquidity versus net worth.Of course there are exceptions these are just the guidelines of what I see with clients.

One needs to really dig into the deal.. the portal once funded is out of it.. except of course for arranging the payments and servicing.. however if they get a pay off and it comes to the portal and they don't disperse that's a completely different matter as you pointed out.
