Its the only ethical way of managing a rental property and you will go another 15 years without having to think about it again!

I don't want to be un-ethical here and have a bad name with other investors. 

I always hear about ethics and treating people with respect and dignity.

Anywho, you can rest assured I'm not questioning your work ethic or determination to make a difference in real estate.

You have to be ethical in your business practices.

Here is an excerpt from the National Assoc of Realtors -   The Code of Ethics obligates REALTORS® to be honest with all parties; to present offers and counter-offers quickly and objectively; and to cooperate with other brokers.

I'd then create a post on BiggerPockets saying where you are from and that you're looking for advice on how to find an ethical mentor in your area.

All I'm saying is if you become a wholesaler please try to be a good ethical one who works on quality contracts so you can make some money and leave enough on the bone for the rehabber.

They have strong morals and ethics and do not cut corners.
