Talk to her lawyer and he should give you some guidelines on how to write it.After all is said and done regardless of the outcome you will have her trust because you took time to write a letter even though you didn't have to.

If you don't find tenants looking 3 months out come when we are two months out you already have 30 days market time which means many renters will just assume their is something wrong with it and pass
