I currently have a 4 Plex under contract for $750,000 in a nice part of Phoenix.

Current value on the larger property is worth over $540k more than my acquisition and rehab costs.  

Looking for recommendations on verifying tenants employment and current/previous landlords.

The problem is I currently do not have enough for 20% down, especially in a high COL area in Connecticut.

Long story short - you cant just take the current effective tax rate and apply it linearly to the new price - there are fixed and variable components of property taxes so it wont scale like that. 

Currently, we have seven renovations going on with three partners.

(Not before) The time spent before the property is under contract such as analyzing deals, doing negotiations, research, education hours, traveling, etc do NOT count towards the material participation hours.

I currently have 4 properties, 3 being rentals and 1 as a primary.

I would rather invest my time and efforts in creating a quality life for me and my family , travel the world, enjoy the moment than burn myself out 7 days a week trying to build an empire of any kind. 

@Guillermo Kennedy, it's certainly possible to use the existing LLC as a joint venture entity; the legally binding agreement here would be amending the existing operating agreement and updating the current cap table to reflect the new members of the joint venture.
