Lastly, if you were to do this, then the contractor should be doing labor and materials at cost and not make a penny on the construction portion, only the profit share.That said, I also disagree with the exact split based on who funds what.

The glue down can transfer any unevenness in the subfloor but the click system tends to break in the same circumstance which is worse but either way I would recommend a self leveling skim coat before installing the product.WHATEVER YOU DO DON'T USE THE PEEL AND STICK PRODUCTS -- THEY SUCK

Also, if you give your title company or broker a call, they should provide you with a preliminary closing statement which will show your closing costs, almost to the penny to help ease your mind.
