The savings annually on depreciation are at my ordinary income's incremental tax rate, (28%/31%, etc) while the gain that is triggered at the sale is at capital gains rate, taxed for me at 15%, so I end up ahead.

Orland Park is in Cook County right next to Will county and I would never invest in Joliet because that is pretty much bad territory all around.

For example, yesterday we got a message from a tenant that wants to be let out because her roommates cooking smells bad and is making her sick.....5 months after living together....
