To also clarify, if you purchased an investment property using a LLC (S corp or Corp not included) with loan note and title in the LLC name you can qualify for a refinance by showing continuity that you are a member of the LLC.

GRMs of 15 only make sense if you are a) owner-occupying one unit and/or b) absolutely convinced that the property will continue to appreciate.I am not hugely surprised that Utah RE is still doing well as Utah is one of the top states for job growth.

I'd love to continue accumulating properties on a "buy/hold/cash flow from rental" strategy, but am tapped out so far as using my own funds for purchase (plus, having so many properties, cannot qualify for loans).
