Power washing and some type of acid wash plus power washing did not remove the black coloration from the otherwise standard concrete color floor.

I include a little box with a full-color information sheet, listing the key features of the house, including rent, deposit, etc.

I know that works.Instead of paying those guys $500, that would pay for ten really big guys to go talk to them in the way they could understand, you know, with hand shakes, signs, colors, etc. and make it very clear to them to knowck it off and get quiet.

As for materials, I generally use the same paint colors, flooring, tile, stone, etc. on most of my jobs.

I have a color sample on the wall, cabinet layout from HD stapled to the wall, tile sample, and counter sample.

Most of my homes are newer so repairs have been minimal, however I try to invest with an eye on long-term minimal maintenance, so I take that year to swap out carpet with laminate/tile, minimizing yard maintenance (taking out flower beds) since renters just dont maintain yards, painting rooms that are more kosher towards renters vs. homeowners looking for their ideal home and enjoys wacky colors.

It looks very nice but the color of the last line makes it easy to ignore it.
