Try to get your Summer and Winter bookings to also book a 'sale' Fall or Spring booking at the same time.BTW, my parents had a cabin in LG since I was a child until about 2015, and I lived there in my own house from 1999 until I retired in 2017.

fully rented now at 850 each for 4-400squarefoot studios, needs new roof, updated electrical, couple plumbing repairs, etc. its old....the owners have had this place 15 years and have only patched it up. we're looking at an FHA 203K loan.The numbers: tax: 405ins: 324util (landlord paid): 5005% vacancy 19010% repair: 380capex: 200termite bond/spray: 50total 2049/month, operating expenses.if we dropped the price to 300K, (and we're doing FHA...3.5% down) we add 1554 P/I + 204 PMI. 1758 + 2049 = 3807 monthly.estimating rentals can be upped to 950 (GREAT location, 400 square foot studios), this is our break even number...(270 asking price + 30K construction loan).Is this a smart buy?

For instance, my last area I moved from, a total gut interior with exterior work was around 60 per Sq foot, total gut interior-only was about 30 per square foot and a cosmetic rehab (bathroom, flooring, kitchen, etc) was 20 a square foot.

Would you buy a condo as a rental investment in an area you really like (close to home), where there’s high prices per square foot, expensive HOA and high taxes but the rent is also high, expecting to get around 8% cash flow or would you look at something else without HOA and less expensive overall ?
