I am looking for a "flat fee" broker that will allow me to hang my Sales Agent License for MLS Access as an investor.  

For example, I tell them that if rent is late that is bad and there will be a late fee, but that it is much worse if they don't tell me they have an issue, and I am just left hanging waiting for the check.  

The costs per sale will vary, based on the brokerage you hang your license with.  

Because I hadn't thought it out too well, I am hanging on while seeking some guidance before I sign contract and commit. 

@Rebecca Olson haven't got the hang of the tagging on this site yet for some reason...nevertheless, I was listening to a podcast yesterday BiggerPockets Podcast 001 : Flipping Houses with Marty Boardman and he illustrates in it how he was able to build quite a portfolio (8Mil$) and had it pulled out from under him.
