In the worst of conceivable downturns you've taken risk off the table with every free and clear property (other than normal carrying costs) while using the leverage to boost returns on the properties you leave at risk. 

Around here the market dies after Labor Day (kids not wanting to move schools).I think that 8' knee wall by the entrance is an improvement.There was something about walking in the front door and stepping into the Family & Dining rooms:-( I've been in enough houses in Marietta and tried to remember if that was a local thing.Very nice curb appeal with that entrance/front view!

I am not currently investing there, but I know the area.My general opinion is that as the areas you mentioned get built up things will creep out and Chelsea is as likely as any place to get some of the action.Even if it doesn't get a lot of development it will get a boost just because of the lack of affordable housing and rentals in the other outer areas.I actually did a blog post a few weeks ago on the year over year condo market in Chelsea (Condos since they are like >80% of the SF units in the city).
