I am a Financial Analyst and have the skills to manage the finances as well as do forward looking analysis to evaluate the financial impact of the association's decisions.After getting the hang of the book keeping items, collecting fees, blah blah....I began to (per advice received on BP) get comfy with the declarations and by laws and making sure we are compliant with the governing body of documents.That is where I ended up on the phone with the insurance agent.

Long term would be to get into apartments and then sometime before death to open a hotel/resort...lolBUT i am just starting and im already at a crossroads and i am looking for your advice and input as i feel it could dictate my future path.OPTION 1: I currently have a w2 job for a new home builder so getting a RE license is considered a no-no or i would just do that.

@Alex CotterDont sell, Joint venture with a builder, tear it down, build your new property, dont pay back builder materials and labor (he carries) until resale.Give return 30% but monthly (2.5% per month); If the materials and labor are only 6 months, pay 2.5% x 6.Go to REIAs to find builder
