It is nice to have the resources from this forum that are available to anyone that has a question but this type of information is much easier to understand with a little bit of education under your belt.

There may have been 1 or 2 people we've purchased from that didn't hold any property or have any flips under their belt, but they had developed a strong team to make a deal work & would make the team available to you; i.e get a bid from a contractor to verify the renovation costs if you didn't have your own contractor.  

I am thinking as a buy/hold plan for this, also give me some more experience as far as starting my property management llc.... get some more smaller properties under my belt..... 

Throw on a tool belt for a day if you have to to keep moral up.

If you don't understand something, ask questions here, you can mention me if you like, I'll address anything from any text book on RE or finance.That is the foundation you need to build on.After you get the basics, you'll be ready to understand and use various methods we use in RE operations and investing You'll also be able to spot those with knowledge compared to the smoke blowers or pitch types. 

And made it almost through summer with no issues, but in August our outdoor air handler blower motor would periodically cutoff and not come back on.

I have more real world experience under my belt than most of the "pro" members on this site (flipping anyway) but have failed to launch over the hump into doing more than surviving.
