When you get the pre-qual letter, submit that with your purchase contract.Also, never assume what the other side wants.

I put "address service requested" on the envelope and mail does get redirected, however I get many letters back with label stating "not deliverable as addressed".

Use private money as a first, make a non-recourse note as a second.Or, break the note in two principal parts, one with and the other without recourse and you can do that at different rates, payment requirements and balloons required.
