Are the carpets bad?

Of course I'm a fan of the South, but since the people you work with will be most important, I would maybe drill down to a couple different markets (even in diff states) where you see numbers that meet your needs and then switch to focusing on people, let those choices pick the market for you.

Next you'd have to spend time and potentially money on educating yourself in a niche of your choice prior to investing.

To be fair, the theater was in very bad condition, and low estimate repairs ran around $100k-$150k.

Its a personal choice based on their tax and income situation. 

There’s one section 8 tenant, but I don’t think this is that bad an area.

When any tenant is "bad" including behind in payments, I start eviction IMMEDIATELY.

In the meantime, I had a bad experience with a local (Seattle area) custom cabinet maker so I'd love some recommendations on folks who do high quality work, but are reasonably priced and responsive.
