Septic at MHPs is usually an automatic no for us, but then adding in the flood zone, not really sure how to factor that in yet either.

It is an automatic 15% witholding of purchase price of every property sold by a foreign investor. 

@Edwin Rajkumar under 2 years and greater than 1 year is an underwriters discretion - but not an automatic approval.

I don't like their interface very much - I do not find it intuitive - but they're the ONLY platform I've found that truly understands the nuances of STRs and direct booking and provides solutions for basically any scenario (I could find other, slicker, more expensive platforms that would do everything BUT... automatically apply a damage waiver to every reservation, which is something I very much want for direct booking).  

Considering it is for a duplex I find it more challenging with the residents shift works, however, relationship eith tenants is key (that I have built over the years)... 

Now rents are due and the tenant said they paid the previous property manager before seeing my message and their payments were set up on automatic bill pay. 

Now my time has shifted towards managing the property management company, deal acquisition, investor relations, and of coarse free time with family and friends.

After that, I will shift my focus to another market to try to diversify in another part of the country.

In my world a lie on an application is an automatic rejection.  

I actively try to shift leases to line up with summer through lease renewals.
