They fail to maintain the property because they live far away and didn't want to own rental property in the first place, it no longer attracts desirable tenants because of it's rundown state, and the long-distance landlord eventually lets the property go back to the bank so they don't have to worry about it any longer.

Our nets were amazing becasue we had cash flow, appreciation AND principle pay down all for very little work.Personally I love going into a place that I can leverage my money and than have my tenant pay off for very little down.I LOVE leverage but hey were are 1.3 million dollars in debt.

I'll possibly be buying a new personal residence in the next year and look to rent out my current home and I do expect the lack of rental history on this property (despite having my other rentals) to negatively impact what a bank will approve me for, fortunately I'm not trying buy a million dollar house so I expect I'll still be okay.
